There is no law or rule that says you have to be represented by a real estate agent but if you're not, it's a huge mistake.
If you are only considering the money you will save on commission, and not money you will lose because of all the mistakes you will make, you're a fool. It will wind up costing you so much more money in holding costs/time/labor/negotiating a bad deal for yourself than the commission you'll spend to do it right.
