In 2008, he started acquiring distressed assets using the BRRRR method. Over the next decade, he scaled his business from single-family homes to properties with over 100 units. In 2016, he transitioned to syndication and has achieved significant success in the space. “Results are what will attract money, and track record matters. It's not complicated, but it certainly isn't easy.” 09:00 Jered shares insights on how he navigates risk and makes strategic decisions for his business. He emphasizes using fixed-rate debt over bridge debt, as it aligns better with his business strategy. Welcome to the CRE Clarity Podcast with Jeremy Goodrich. Today’s guest is Jamie Goldenberg, the founder of Turn Prop LLC and creator of the Land Investing Club. In this episode, we unpack the essentials of land investing, breaking down its three key steps, exploring effective market strategies, and discussing the future of the industry. Join us and get inspired! Learn more about Jamie and his story at creclarity.com ! 01:00 Jamie began his career at a major finance company after graduating from college, but he always had an entrepreneurial spirit. In 2018, after moving to Chicago, he decided to try flipping houses. Unfortunately, that venture didn’t go as planned. By 2019, Jamie shifted gears, hired a land investment coach, and dove into land investing. Over the next four years, he built an impressive portfolio. “If you find a good opportunity, don't be scared, get it under contract. You're going to find somebody to help you with it.” 06:00 Jamie breaks the land investing process into three key steps: search, spec, and sell. First, he explains the search phase—how to find the right land. Jamie focuses on identifying areas with strong supply and demand for residential lots. He uses direct mail to reach out to potential sellers and often speaks with homeowners and realtors in the area to conduct market research. Recently, Jamie has been exploring opportunities in commercial real estate as part of his land investing strategy. While he started with land flipping, he’s now connecting with developers to identify areas for potential CRE projects. Finally, Jamie discusses the sell phase of the process. He highlights the importance of offering financing, as it enables buyers to afford higher prices, which can benefit both parties. “One of the things that I love about this space is that there's so much flexibility, um, there's lands always going to be needed.“ 30:00 At the end of the episode, Jamie shares his excitement about the future of commercial real estate. He appreciates the flexibility of the land investing industry and is eager to explore the many opportunities that lie ahead in CRE. Welcome to the CRE Clarity Podcast with Jeremy Goodrich. Today, our guest is Waikiki Paulino, the Chief Executive Officer of CRE Construction Partners. In this episode, we explore every phase of a development project—from due diligence and development to construction management and final asset disposition. We dive into building strong teams, ensuring project success, and why the pre-construction phase is often more critical than construction itself. Learn more about Waikiki and his story at creclarity.com ! “It's not so much about stacking one brick over another or pouring concrete. It's really about understanding the mindset of the person who’s doing the work and the business owner.” 01:00 Waikiki developed an interest in ground-up development at a young age. At just 9 years old, he began working on project sites alongside his father. Later, he pursued a career as a carpenter and expanded his knowledge by studying commercial real estate, structural engineering architecture, and construction management, building a diverse skill set. Today, he has 26 years of experience in the real estate development industry. “Invest in buying inspections through all of the design architects and engineers. They must be there. It gets expensive, but that is not a place to cut corners.” 05:00 Waikiki shares his ground-up development process, which he breaks down into four key phases: due diligence, development, construction management, and asset disposition. He emphasizes that after completing due diligence, the entitlement phase plays a critical role in a project’s success. During this stage, it’s crucial to assemble a strong team and establish early communication with the community. The third phase, construction, begins with pre-construction activities. Waikiki’s team qualifies contractors to find the right team for the project, which significantly increases the potential for success in the construction phase. Finally, Waikiki explains his approach to exiting a project. He highlights the importance of securing a new owner or tenant several months before the building is completed. He also recommends involving the property management team or new owner with the construction team early in the process to ensure a smooth transition. 40:00 At the end of the episode, Waikiki shares his insights on the future of commercial real estate. He notes that the industrial market remains strong, while office and mixed-use buildings face significant challenges in the current market. Despite these hurdles, he predicts substantial growth in the commercial real estate industry in the near future. About our Guest, Waikiki Paulino Waikiki Paulino has led the development and construction of large-scale commercial real estate projects for investors since 1998. He graduated from New York City Technical College with a degree in Structural Engineering and Architectural Studies. He earned his bachelor’s degree in Construction Management from Pratt Institute. Welcome to the CRE Clarity Podcast with Jeremy Goodrich. Our guest today is Matthias Wilson, a military veteran turned multifamily syndicator. In this episode, we discuss how Matthias made the leap from being an Air Force pilot to acquiring millions of dollars in real estate, the steps to transition from single-family to multifamily investing, and how to maximize the potential of a value-add property. Join us and get inspired! Learn more about Matthias and his story at creclarity.com ! “The growth is just exponential now that I don't have the day job distracted me from my passion.” 01:00 Matthias began his career in the Air Force, where he flew C-130s for 14 years. He always had an interest in investing and bought his first 8-unit property in 2016, completing his first syndication the following year, in 2017. After experiencing significant success in real estate, he left the Air Force two years ago to fully dedicate his time and energy to his passion: real estate. Matthias discusses the skills he gained in the military that have helped him in his real estate career. He learned discipline, how to be self-taught, and the importance of being a strong team player. “I'm comfortable with the risks that I take, but I'm uncomfortable with taking risks with other people's money.” 10:00 Matthias emphasizes that the most important factors for a successful deal are proper due diligence and teamwork. For new investors, it’s crucial to build a team that includes experienced members to help establish the necessary processes. Throughout his career, Matthias transitioned from single-family homes to syndications. He shares how his mindset shifted during this transition, particularly in how he approaches risk. When working with investors’ money, he is much more conservative in his risk assessments than when using his own. He observed a slowdown in the industry during 2022-2023, but by the end of 2024, he sees new opportunities emerging in the market that underwrite well. However, he notes that this window of opportunity may begin to close by the end of 2025. “The best way to do value add is to know your market.” 32:45 At the end of the episode, Matthias explains how to get started in value-add multifamily investing. He prefers B-class properties. He emphasizes that the key is understanding the market and rental trends. He also highlights the importance of having a management team with the experience to execute your vision. About our Guest, Matthias Wilson Matthias bought his first investment home for $65,000. The next year, he purchased two more, and the following year, he acquired his first apartment complex. He soon recognized the power of building a network and a team. Since then, Matthias has raised over $5,000,000 in investor funds to acquire multifamily properties now valued at over $14,000,000. All of his investors are passive, meaning they build generational wealth while focusing on their own pursuits! Matthias now dedicates his time and energy to providing those same great returns and opportunities to as many investors as possible. He works with investors who can invest as little as $5,000, all the way up to multi-million dollar investments. Welcome to the CRE Clarity Podcast with Jeremy Goodrich. Today’s guest is Tzvi Wiser, Senior LLC Specialist at NUCO Filings. In this episode, we explore the flexibility and structuring of LLCs in real estate, the compliance requirements they must meet, and the impact of the new Corporate Transparency Act. Tune in to stay informed about emerging trends in real estate! Learn more about Tzvi and his story at creclarity.com ! “The big syndicators usually don't make mistakes because they got lawyers taking care of them. It's the beginers that often make the mistakes.” 01:00 Tzvi explored various career paths, from accounting to the high-tech industry, but during the pandemic, he found his niche in real estate LLC creation. Tzvi discusses the best strategies for creating and structuring LLCs. He highlights that LLCs are generally more flexible than a typical LP, offering different classes of shares and various arrangements for profit sharing. However, the distinction between limited partners and general partners is not always clear. One common strategy with LLCs is to place all the risk in a company with no assets. A recent trend for GP investors is to set up 3 LLCs: a management LLC, a GP LLC (from which they receive their extra share), and a third LLC for regular limited partner investors. “The key with the operating agreements, is they all have the same sections and there's no right and wrong in any section. The question is, what works for you?” 17:30 Tzvi shares his insights on some of the most important documents GPs and LPs need to have in place to protect themselves in a deal. The most crucial document is the operating agreement, as it is the backbone of the LLC. It’s important to establish what works best for each partner. Next, Tzvi covers compliance requirements for LLCs. There are two key things needed for most LLCs across different states: A registered agent – Many people serve as their own registered agent, but if the LLC operates out of state, a filings company typically assumes this role. Filing an annual (in some states biannual) report. Tzvi also discusses the Corporate Transparency Act, which aims to track LLCs. Effective as of January 1st, 2024, this federal filing requirement can be challenging for those with multiple LLCs. To simplify the process, Tzvi recommends that all business owners obtain a FinCEN ID, which automatically updates any changes in LLC member information. 30:00 Toward the end of the conversation, Tzvi shares what he’s most excited about currently. He’s thrilled that the barrier to entry in real estate is lowering, especially with the rise of tokenization, which allows anyone to invest at any price point. However, he also expresses concern about increasing compliance regulations. Finally, Tzvi leaves listeners with a key takeaway: People should focus more on listening to each other—listen to the message and not the messenger. About our Guest, Tzvi Weiser Tzvi is an 18-year member of the NYS Bar Association, with an MBA and accounting degree. He is a 1031 exchange team leader at Nuco Filings. She began by investing in duplexes and triplexes, before moving on to raising capital for larger 100-unit apartment buildings. According to Emma, networking and collaborating with experienced professionals proved to be a key factor in her success. “You should not get into the landlording business if you're only in it for the money. It should be because you love buildings, and the people who live and work in them, and you find construction, development, and all those things fascinating.” 18:30 Emma highlights that capital raising is a multi-step process, requiring patience and perseverance due to its time-consuming nature. Emma shares how she achieved financial freedom. She balanced smaller, cash-flowing properties she owned directly with involvement in larger commercial deals. We talk about Alex’s journey and the key steps in the industrial development process. Join us and get inspired. His company, Enclave, manages $1.5 billion in assets. They primarily work with businesses ranging from Fortune 500 companies to the middle market. Welcome to the CRE Clarity Podcast with Jeremy Goodrich. Our guest today is Sandhya Seshadri a syndicator and asset manager. In this episode, we delve into the intricacies of asset management. We explore Sandhya’s journey from the corporate world to real estate investing, key considerations for passive investors, and strategies for overcoming challenges while executing a business plan. Learn more about Sandhya and her story at creclarity.com ! “You want to understand your team. You have millions of dollars of other people's money on the line depending on a motivated team on-site to execute for you.” 02:22 Sandhya built a successful corporate career in engineering as a project manager. Initially, she began investing in the stock market for tax advantages on capital gains. However, she quickly discovered that real estate offered a better path to diversification. During her corporate career, Sandhya gained many valuable skills. She is comfortable with spreadsheets, making her a strong underwriter. Additionally, she learned how to manage large projects and think critically. “If you have negative cash flow in your deal, recognize it, face it, and find a way to deal with it.” 09:33 At the beginning of her real estate journey, Sandhya chose passive investing in multifamily properties to learn. She emphasizes two critical factors for passive investors to screen: the sponsorship team and the location. Currently, Sandhya focuses on asset management. She highlights the importance of collaboration between the underwriter and the asset manager, especially when it comes to the numbers. Asset managers should also always prioritize the investors. Sandhya shares her insights on navigating challenges when executing a business plan: Expenses are increasing across the board. Be conservative with your underwriting to ensure your deals remain net cash positive. If you’re in a continuous negative cash flow, go onsite, address occupancy issues, and review all metrics to develop a plan. At the end of the conversation, Sandhya shares one point of clarity with the listeners - Never give up, never surrender. There is always a path forward. Someone else has faced the same challenges you are facing. About our Guest, Sandhya Seshadri Sandhya is the founder of Engineered Capital. While she worked in corporate, she saw firsthand how people dedicate so much of themselves to work, while simultaneously missing out on crucial opportunities to protect and grow their wealth. That’s why she loves spreading knowledge about the power of passive investments in multifamily real estate. You get to leverage her knowledge and experience in management, versatility, and metrics-focused investment decisions, so you too can do what it takes to take control of your financial future and build a legacy for your family. He gained numerous skills and by the time he reached 20, made the bold decision to expand the family business. After 7 years of hard work, Marc realized the limitations of his approach. Seeking a more sustainable path he delved into the world of entrepreneurship. Following in his family's footsteps, he embarked on his own brokerage career over 30 years ago. Gib specializes in historic buildings and the urban landscape of Kansas City. He saw significant growth in the city's downtown area in recent years. “Construction costs have gone up 40, 50% in the recent years and interest rates have doubled so it's a really challenging time for developers.” 08:19 Gib dives into a project he began in the 1980s: the West Bottoms district in Kansas City. As a broker, he played a key role in the area's development. Recently, through Cushman & Wakefield, Gib facilitated the sale of many of these buildings to a buyer focused on revitalizing the entire West Bottoms.
