Learn when a refi saves money and how target-date funds work, including fees and when to pick a later fund year. What exactly is a target-date fund, and when should you move your date? How do you know if now is a good time to refinance a house? Hosts Sean Pyles and Elizabeth Ayoola discuss mortgage refinancing and target-date funds to help you understand how to quantify savings on a refi and how to set (and adjust) an age-appropriate retirement glide path. To kick off the episode, NerdWallet senior news writer Anna Helhoski joins with mortgages and student loans writer Kate Wood and mortgage reporter Holden Lewis to break down why refis are spiking even without fresh Federal Reserve cuts, who’s most likely to benefit right now, and how markets (not just the Fed) drive daily mortgage rate moves. They begin with a discussion of rate-and-term vs. cash-out refinancing, with tips and tricks on calculating your breakeven point, using the ~0.75 percentage-point rule-of-thumb for potential savings, and factoring in 2% to 6% closing costs and how long you’ll stay put. Then, investing Nerd June Sham joins Sean and Elizabeth to discuss target-date funds. They discuss how glide paths work (to vs. through retirement), when to push your target year if you’ll work longer, and how fees compare with index funds/ETFs, plus contribution frameworks (10% to 15% of income vs. the “80% replacement” rule) and why many hands-off investors value auto-rebalancing despite higher expense ratios. A listener case study (age 35, 2055 fund) highlights how to revisit your target date in the decade before retirement, how to read a fund’s glide path, and why staying invested and consistent often matters more than chasing perfect timing. Thank you so much for listening! I give a little background on why y'all ain't heard from me last week *insert eyes emoji*. In this one, I talk about some of the mindset shifts I've been struggling with and how I kept asking God for the same things without putting in enough work to show that I'm ready for and actually want those things. I also mention how I'm struggling to reconcile my feelings of being behind or taking a step backward which leaves me feeling ashamed/embarrassed. For no real reason, I know, but bear with me here... I'm tryna keep it real with y'all. This episode was heavily inspired by one of my sheroes, AJ Johnson. I reference an Instagram video she did where she talks about begging God. If you wanted to see her video (trust me, you want to ) here it is: Do you repeat prayers? Musical Title Muse: I'm Getting Ready by Tasha Cobbs Leonard ft. Thank you so much for listening! I've been stuck in a rut and in this episode, I'm letting y'all know what I'm doing to get out of it. I've been in a very heavy Linkin Park mood and was stuck between a few songs when titling this episode. I picked Breaking the Habit because my ruts usually lead me to create a ton of new bad habits that negatively impact my emotional and physical health. Thank you so much for listening! It's a long awaited episode where I talk about meditation. Think of this as the first episode in a minitation series (mini mediation episodes). This is the one where I tell you the three things I learned after a few years of self-taught/app-guided meditation that I wish I knew as a beginner. Hopefully this inspires you to give meditation a try and not overthink it! Thank you so much for listening! Y'all, ya girl is going through it so this episode is all about accountability for what I'm going through. If you have something to say that's not about me (i.e. about whom you speculate this might be about), keep it to yourself because we might have to fight lol. I'm nowhere near perfect and this episode was much more of a release for me so I don't carry this sh*t into the future. While I hope things can be resolved, I think I'm in a good enough space to be okay whatever the outcome is. Hey hey! Were you looking for me? Sorry there's no song reference for this title ;) I'm still here, just had to get myself together after a family loss. This episode is all about putting yourself out there, the delicate topic of self-promotion. How can you self-promote without coming across as spammy or bragging? Are you so worried about coming across that way that you don't say anything about any of your work/projects? Well the latter is me and I'm working on it and so should you. So let's work on it together! This episode is about what I learned from a few readings (see below) and some practical applications.
